Maintenance Technicians are required to work well independently or in a group and possess the ability to solve a wide range of problems that may be found in apartment units and commercial buildings.Technicians may be assigned a portfolio of apartment or commercial buildings or assigned as a rover to support various territories. Work orders are generated by residents, property owners, or a manager. They may be for occupied or vacant units. The work orders are typically assigned to the Technician by the Community Managers and the maintenance technician is responsible for scheduling the work, coordinating for access to occupied units, and completing the work in a timely manner. To complete the work the technician will have access to credit accounts with various suppliers and will code each purchase with a PO for accounting to properly document the expenses for each work order. Typical repairs include drain or water supply leaks, faucet drips, door hinge repairs, lock changes, wall patches, painting, texturing, shower and bath trim kit repairs, garbage disposal malfunctions or replacements, light fixture repair or replacements, outlet and switch repairs, cleaning heaters, vents, ducts and filters, gutter and downspout cleaning and repair, pressure washing, and more. This is not a comprehensive list, but the technician will never be asked to do a task that is outside of their skill level and outside vendors will be used to complete tasks that require specialized equipment or certifications and licensing. ESSENTIAL DUTIES AND RESPONSIBILITIES: ● Perform apartment turnovers which may include painting units. ● Complete maintenance requests made by residents or others. ● Comply with safety regulations by maintaining a clean and orderly work area and use Personal Protective Equipment appropriately ● Follow OSHA and company standards for safe working ● Attend all assigned meetings ● Log all hours worked into work orders and document work completed within 24-hours of work completed. ● On-call availability for after hour emergency response KNOWLEDGE, SKILLS AND ABILITIES: ● Bilingual in both Spanish and English is useful, but not required. ● Be motivated, efficient and have the ability to follow instructions and work individually and as part of a team. ● Basic knowledge of electrical, plumbing, carpentry, appliance repair, painting, and drywall installation and repairs is required. Installation and repair of flooring is a plus. ● Lift up to 60 pounds ● Use a vacuum cleaner and other janitorial equipment, both manual and power, and handle chemicals with close attention to safety rules ● Must have basic computer skills. ● Must have strong verbal and written communication skills ● Reading, writing, and basic arithmetic EDUCATION AND EXPERIENCE: ● Two years experience as a residential maintenance technician or demonstrated ability to professionally repair residential items. License/Certification/Tools Required: ● Technicians must own and maintain tools to support the efficient completion of the tasks assigned. ● Cell phone and other technology to communicate with the team and maintain reports about the work that is completed. Knowledge of how to safely operate these tools is required. . ● Multi-Family NW Association Maintenance Technician certification or similar is preferred but not required ● Must have a current and valid driver's license ● Must have reliable transportation capable of transporting necessary tools. ● Current automobile liability insurance WORK LOCATION: ● Onsite and remote TRAVEL: ● Local travel is required. Upon submission of a monthly mileage log, a travel allowance will be given to help cover travel expenses. It is the employee's responsibility to make wise commute decisions and to drive during optimal hours and organize their day to minimize distance traveled. JOB TYPE: ● Full-time / Part Time BENEFITS: ● Full time ○ Holiday pay - Full time employees begin receiving paid holidays after 90 days of full time employment. ○ Floating Holidays - Full time employees are given the option of working holidays and receiving the extra pay so they can take a day off of their choosing. ○ Paid time off - Full time employees begin accruing paid time off after 90 days of full time employment. ○ Health Insurance - After 90 days of full time employment, health insurance is available for the employee and their immediate family. Company contributes an annually determined amount toward the employee's coverage. The premium paid by the employee varies based on the plan selected; it averages around $80 per month. ● Full & Part time ○ Employee contributed 401K ○ Aflac policies available for purchase PAY: ● Annual salary range: $19 to $25 per hour ● Additional pay opportunities may be available for specialized work or by participating on committees as opportunities become available ● Paid bi-weekly on Friday, direct deposit is available ● Bonus schedule to be determined and will be synced with company performance in relation to the successful completion of SMART Goals ● Based on logged hours worked ● A $40 per month allowance will be given to support the maintenance and ownership of tools and technology ● A mileage allowance will be paid monthly based on a trailing average miles traveled SCHEDULE: ● Full time positions are 40 hours per week; Part Time 10 to 25 hours per week ● The typical schedule is Monday through Friday eight hours per day; however, employees are expected to adjust their schedules to meet the needs of the customers. Technicians are required to accommodate service needs for emergencies and residents with special needs. ● Part time Employees are needed for various shifts including evening and weekend work. This position is ideal for a highly skilled technician looking to supplement their household income. Work can be customized to the technician's availability. Increased pay rates will be considered for a part time tech with useful specialized skills. Number of hours is not guaranteed for these types of customized positions. ● Work week runs Saturday through Friday ● Overtime paid for hours worked over 40 in a work week. Prior approval required. ● Main office phone hours are 10am to 4pm, Monday to Friday.
